During 2017 a total of 25 Cameron Pond properties sold, this is down 3.8% from 26 sold in 2016.

We noticed that the majority of these sales (22) were sales of existing properties.

Consequently the other 3 sales were new construction.

The average Cameron Pond sales price was down 3.2% to $532,986.

Once again Holly Springs & Apex had the highest gains in sale prices this year, up 7.2% and6.7% respectively.

2017 Western Wake County Sales Highlights

The charts below show March 2017 real estate sales activity for the western Wake County communities (1) Cary, (2) Apex, (3) Holly Springs and (4) Morrisville.The data includes all property types plus new and resale construction.

NOTE: Click on any of the charts below to be taken to our comprehensive market analysis reports.

CLOSED SALES: Apex & Morrisville had the highest gains in number of homes sold in March.

AVERAGE SALE PRICE: Morrisville had the highest gains in March sales prices up 18.3%. This is a gain of over $48,000.

MEDIAN DAYS ON MARKET: All western Wake County community properties that sold did so very quickly.

The data below shows that half of the these western Wake County properties that sold in March 2017 went under contract in one week or less!

MONTH SUPPLY OF HOMES FOR SALE: All four western Wake County communities have very low inventory of homes for sale.

  • 5 month supply is normal
  • 3 months supply or less is a seller’s market << we are in a very strong seller’s market


March 2017 Triangle Region Market Overview

In March 2017 there were 4,215 New Listings in the triangle region. The bulk of the new listings occured in Wake county. Orange & Johnston counties had a decrease and Durham county was slightly higher.

In March 2017 a total of 3,392 triangle area properties went Under Contract. Here again the lions share of action was in Wake county. In this case all four triangle region counties had gains in under contract sales.

Inventory Levels fell across all triangle region counties, down nearly 10% in Wake county and 30% in the other three triangle region counties.

Sales Prices continued to gain traction, for example in Wake county the median Sales Price increased 10.8%.

Days on Market were down big time approximately 50% +/- across all triangle region counties.

Closed Sales in Wake county were up 16.5% !

NOTE: Triangle Region = four (4) counties (Durham, Johnston, Orange and Wake).

West Cary (27519) Market Update – March 2017

The data below is for all property types, e.g. single family detached home, townhouses, condos plus new construction and resale properties.

The good news is that west Cary property average sales prices increased by 12.9 %. Unfortunately the inventory of homes for sale declined along with the number of closed sales.

In 2016 there were a total of 1,406 residential closings in west Cary, NC 27519.

The majority 1,172 of 1,406 (83.4%) were in 40 subdivisions.

This 2nd post focuses on these four west Cary, North Carolina 27519 subdivisions:

  •  The Village at Evans Farm – 44 sales in 2016
  •  Green Level Crossing – 38 sales in 2016
  •  Carpenter Village – 38 sales in 2016
  •  Park Village – 56 sales in 2061

Looking back 12-months from February 27th, 2017 here are a series of real estate sales statistics for the above four subdivisions:

Closed Sales

A count of the actual sales that have close in the 12-month period defined above. Calculations are based on sold data.

Notice that The Village at Evans Farm had the highest gains in closed sales.
